If my foreclosure sale is right around the corner, is it too late?

No. We have over 50 years combined experience on our team, including our attorneys. Because we are the largest and the best in the county, we have the relationships and the attorneys available to accomplish what sometimes seems impossible, even for folks with no apparent equity in their property. We make no promises other than we always give you our 200% best efforts to resolve your situation quickly!

When I sell, when do I receive my cash?

You will receive all of your cash at closing. At closing, it is standard for the property you are selling to be vacant and unoccupied for closing. On occasion, a seller may need some of his/her closing proceeds to pay for their move. When this happens, a seller can "pre-close" and receive enough of the proceeds to pay first, last and security for the new apartment, a moving truck, or a critical moving expense. The real closing would take place after the property is vacant and the seller would receive the balance of the proceeds at that time. The 2 closings are often just a day or two apart.

When do I have to move out?

It is advisable that you move out as soon as possible, but in no event later than the morning of the day of closing.

What happens at "closing"?

We will meet at the closing office at a time convenient for you. Everyone on title must be present to sign the appropriate paperwork. You will need to bring your photo identification and the keys to the property, mailbox, gates, etc. Closing will take approximately 30 minutes and you will receive your proceeds.

How will my foreclosure be stopped?

The closing agent will wire our money to your lender to pay them off. Once the lender receives the money, they will have their attorneys stop the foreclosure proceeding.

If I've filed bankruptcy or am in bankruptcy right now, can I still sell my home?

Yes you can. Our attorneys will handle everything and we will get you what you need in the timeframe you need it done.

What if I'm going through a divorce?

If you and your spouse are both owners together, then both of you will need to sign paperwork in order to sell the property. If you have a divorce decree from a Judge showing that your spouse is no longer an owner, then we will need that decree in order to close the transaction.

Do you buy mobile homes?

We buy anything that is considered real property, including mobile homes, provided that the land it sits on is included with the home. We cannot buy mobile homes by themselves because it is not considered real property.

I'm in foreclosure, but I want to keep my home, can you help me?

You may qualify for a special federal program that would enable you to keep your home. You may also qualify to keep your home if your problem situation has been resolved. Because each foreclosure situation is different, please contact us to discuss your options.

What does reinstate mean?

If you are behind in payments or in foreclosure, you have the option to "reinstate" your mortgage. This means you must pay the money that you are behind to the lender and that act brings your mortgage "current" again. The foreclosure case would be cancelled and your regular payments would resume. Many folks in foreclosure do not have this amount of money and once the legal proceedings begin, attorneys fees are added into the amounts and it begins to seem impossible to come up with the amount the bank is asking for.
